We offer the most comprehensive home inspection service available.
We start at the roof and evaluate not only the roof surface, but also the chimney, the ventilation system, the electrical service entrance, the plumbing stack, and any other systems or components located on the roof.
Our next step is to inspect the exterior of the home. We use a macro and micro approach to look at both the big picture and all the details.
We then move inside the house, and starting at the bottom, work our way up through the home into the attic. While inside, we address such things as the structure, the heating and cooling systems, the electrical and plumbing systems, the interior finishes, the insulation and ventilation, and accessories such as fireplaces.
Our evaluation is then communicated through a detailed inspection report, which includes descriptions of all the systems in the home, as well as any recommended improvements. This will help you prioritize the improvements and develop a blueprint for your future in the home.
Best of all, our services don’t end with the inspection. For as long as you own the home, you can call with any additional questions — at no extra charge!

Pre-Listing Home Inspection

A Move-In Certified® Seller’s Inspection alerts you to any defects or problems with your home so that you can address them before prospective buyers discover them. Buyers Home Inspection

Following WA State Standards of Practice. I’ll inspect the visible and accessible structure, systems and components of the home, inside and out, from the foundation to the roof. Following my evaluation, I’ll compile my findings in an easy-to-read report, which will include detailed descriptions and high-resolution digital photos of any issues I’ve discovered. I’ll deliver your report within 24 hours, and my job isn’t finished until you understand everything in it.

New Construction Inspection

Are you building a new home? I’ll come out during different phases of the construction process to make sure your project is being executed according to your specs. I can verify that scheduled work has been completed before you make a payment to your contractor. I’ll also come out prior to project completion to help you and your general contractor devise a punch list of remaining items. This is not a code-compliance inspection for your contractor, but a New Construction Inspection for you.

Pool and Spa Inspection

Pools and spas require proper maintenance and regular inspection so that you can enjoy them for years to come. Your pool maintenance professional is responsible only for the pool’s chemistry and cleanliness. Let me inspect it for all the other items that will ensure its proper condition and safety. I follow a comprehensive checklist and will inspect for the following: water level; leaks; valves; main drains, grates and inlets; blockages, debris, staining and biological growth; heater and thermostat; adequate fencing and gate security; deck safety; electrical safety, switches, alarms, and lighting; and more.

4 Point Inspection

Many insurance companies require a 4-Point Inspection for homeowner’s insurance and renewals for an existing policy on an older home. The “four points” covered in this limited inspection include the four vital systems of the home: the roof, electrical, plumbing, and HVAC. This inspection identifies their components, determines their age, and assesses their overall condition.

11th month Warranty Inspection

Most builders offer a one-year warranty on a new home. We’ll come out during the 11th month and perform a full home inspection before the builder’s warranty expires. Our non-invasive inspection is based on observations of the visible and apparent condition of the interior and exterior of the structure, including its major systems and components. Following your inspection, you will receive a comprehensive report, complete with photos, that includes information on any material defects observed on the date of the inspection. Armed with this information, you can take any necessary steps to hold your builder and his subcontractors to their warranties while they’re still in ​

Manufactured/Mobile Homes

A mobile or manufactured home is inspected in much the same way as a standard home inspection. However, these factory-built homes come with their own unique problems. We will perform a thorough inspection to look for additional, potentially costly, issues such as misaligned connections, improperly installed moisture barriers, and sagging of the structure.

Manufactured Home Foundation Certifications

Manufactured Home Foundation CertificationsIf you are selling or buying a manufactured home, then most likely a foundation certification will be required. For all FHA and VA loans, an engineer's foundation certification is required that states that the home is placed on a permanent foundation that complies with the "HUD Permanent Foundation Guide for Manufactured Homes", dated 1996 by the US Department of Housing and Urban Development (HUD).
